- Week #1: reviewed term sheet on $23.5M loan contract. Halted the transaction to negotiate 0.5% lower rate and 50% reduction in the prepayment penalty, saving $690K, equal to the profit from $3.45 million in revenue. This saved revenue was used to accelerate the use of green products in hotel product improvement plans.
- Created and led assertive refinancing strategy to extend a $240M loan facility to overcome complications from a related entity bankruptcy and a $125M lawsuit settlement.
- Created a financing request package to standardize loan proposals to lenders which improved lender response times.
Director, Real Estate Finance Phillips Edison & Company 2006 – 2007
Provided debt financing for all company acquisition and development activities. Returned equity to the firm by refinancing stabilized properties. Managed seven direct reports.
- Financed the $603M acquisition of 63 shopping centers, in 15 days from contract to closing, using a syndicated credit facility, conduit loans, and $40M in loan proceeds (equal to the profit from $266.6 million in sales) from the refinance of 15 properties. This acquisition increased the properties under management by 32%.
- Conceived and implemented department growth strategy to stay ahead of the aggressive expansion in acquisition activity. This created 5 new jobs.
- Supervised the underwriting analysis for acquisitions. Department analyzed 400 properties, an increase of 33% over 2006, enabling the Acquisition Officers to focus on the best properties.
- Provided $25 million in loan proceeds, equal to profit from $166.6 million in revenue, meeting budgeted targets and timing, enabling the company to buy properties for its own account.
- Managed relationships with 19 bank lenders providing a $375 million syndicated loan facility and single project financing to keep these lenders interested in lending new money to the company.

Launched commercial lending division, generating $36M in commercial, industrial and multi-family loans. Average loan = $1.5M. Collaborated with senior level executives to shape corporate strategy.

Real Estate Project Manager McCombs Consulting 1999 – 2003
Client: BP ARCO. Responsible for 200 ARCO properties in Los Angeles County. Resolved signage, landscape, parking, and street repair issues identified by District Managers. Managed reconstruction projects for gas stations. Oversaw all aspects of property management, marketing, lease negotiation, contract review, and disposition of properties for sale in the Western U.S.
- Negotiated the sale of 13 properties worth $6.2 million, equal to the profit from $140.9M in sales.
Real Estate Manager Amoco Petroleum Products 1997 – 1999
Directed real estate sales and condemnations of Amoco surplus properties for Western territory. Determined market value of real estate assets and analyzed lease and transaction structures.
- Generated $10.6 million from the sale of terminals and service stations, the profit equivalent of $240 million in revenue. Directed the marketing efforts of seven real estate brokers in the disposal of surplus property.
- Negotiated lease renewals and early lease terminations for stores in five states.
Real Estate Property Manager Walgreen Co. 1991 – 1997
Disposed of surplus property by subleasing or early lease terminations, and management of lease options for 900 stores. Presented sublease and lease termination agreements to the Chairman of the Board, Chief Operating Officer and other senior executives.
- Saved $10.5 million negotiating early lease terminations and subleases for closed locations, equal to the profit of from $324.7 million in revenue generated by fifty-seven stores.
